Your HOA Board At Work -- Flood Insurance Update: Don't wait for the new St. Charles FEMA Flood Insurance Rate Maps to be adopted. While Highland Oaks residents would see a reduction in flood insurance, some St. Charles residents could see $10,000 increase. Therefore map adoption is stalled. The politics, appeals, studies, and policy review process could take years. You do not have to wait.
Apply for a Letter of Map Revision - by Fill (LOMR-F) and proactively reduce your flood insurance premiums by ~80%. Your Highlight Oaks HOA board investigated this process and offered it to the HOA as a mechanism to get an improved flood zone rating and save us all money. A LOMR-F workshop was held on Sept 29, 2012 and as many as 28 homeowners filed with FEMA. We estimate that this workshop has already provided HOHOA members a combine 1st year savings of over $100,000. One homeowner received a $1,268 insurance refund.
